United Arab Emirates Residence through Qualifying Property

The UAE offers renewable residence through qualifying property and other approved investments. CIPS reviews the visa length, emirate practice and family composition before any funds are committed.

Program Type

Renewable residence

Minimum Investment Required

AED 400,000 property

Minimum Stay Required

No minimum stay

Family Inclusion

Spouse and unmarried children. Age and relationship rules are checked for each person.

Why consider United Arab Emirates

  • The right to live, work and study in the UAE

  • Two-year, five-year and ten-year property routes

  • No minimum stay to keep a Golden Visa

  • Citizenship is a separate process and is not part of this program

Qualifying routes

  • Two-year property route from AED 400,000

  • Five-year route from AED 1 million for investors aged 55 and over

  • Ten-year Golden Visa from AED 2 million

  • Mortgaged property with specified local banks and approved off-plan stock can also meet the ten-year threshold

Additional government, due diligence, legal, property, transfer, tax and professional costs apply. The figure above is the published program floor, not the amount the client should budget. Review the structure before any funds are committed.

How an application proceeds

  1. Confidential consultation and preliminary suitability review

  2. Initial due diligence and review of family eligibility

  3. Selection and verification of the qualifying route

  4. Collection, certification and translation of supporting documents

  5. Submission through the appropriate authorized local channel

  6. Government review, due diligence and any request for further information

  7. Complete medical and ID steps in the UAE after initial approval, then collect the residence visa. Keep the qualifying property or investment for the visa term.

What every applicant must be able to show

  • Valid identity and civil-status documents

  • A clean and fully disclosed personal background

  • Evidence supporting lawful source of funds and source of wealth

  • Completion of the qualifying contribution, investment, income or asset requirement

  • Medical, insurance, address, biometrics or other program-specific evidence where required

  • Ongoing compliance with holding periods, visits, renewals and reporting obligations

Practical notes

  • Citizenship is a separate and more stringent process.

  • Dubai practice on the short property visa can differ from the federal Golden Visa product.

  • Living outside the UAE does not, by itself, cancel a Golden Visa.

  • The investment must be held throughout the visa period.
