Türkiye Citizenship by Investment

Türkiye offers citizenship through qualifying real estate held for a required period, with other capital routes available at higher thresholds. CIPS reviews the route against family composition, due diligence, title and appraisal rules, and exit plans before any funds are committed.

Program Type

Citizenship

Minimum Investment Required

USD 400,000 real estate (not an all-in cost)

Minimum Stay Required

No requirement to live there

Family Inclusion

Spouse and qualifying children. Age and relationship rules are checked for each person.

Why consider Türkiye

  • Citizenship for the applicant and qualifying family after the investment is completed and held

  • Real-estate route from USD 400,000, subject to official appraisal and a holding period

  • No requirement to live in Türkiye to obtain citizenship

  • Dual citizenship is generally permitted

  • A bridge between Europe, the Middle East and Asia

Qualifying routes

  • Qualifying real estate from USD 400,000, held for at least three years, subject to official appraisal

  • Bank deposit, government bonds or other capital routes at higher published thresholds

Additional government, due diligence, legal, property, transfer, tax and professional costs apply. The figure above is the published program floor, not the amount the client should budget. Review the structure before any funds are committed.

How an application proceeds

  1. Confidential consultation and preliminary suitability review

  2. Initial due diligence and review of family eligibility

  3. Selection and verification of the qualifying route

  4. Collection, certification and translation of supporting documents

  5. Submission through the appropriate authorized local channel

  6. Government review, due diligence and any request for further information

  7. Complete the qualifying purchase or deposit, obtain title or bank confirmation, then file for citizenship and the passport.

What every applicant must be able to show

  • Valid identity and civil-status documents

  • A clean and fully disclosed personal background

  • Evidence supporting lawful source of funds and source of wealth

  • Completion of the qualifying contribution, investment, income or asset requirement

  • Medical, insurance, address, biometrics or other program-specific evidence where required

  • Ongoing compliance with holding periods, visits, renewals and reporting obligations

Practical notes

  • Dual citizenship is generally allowed. Confirm any home-country restrictions.

  • Citizenship is not issued at the moment of purchase. Title, appraisal and holding rules must be met.

  • The property must meet official valuation rules. Contract price alone is not enough.

  • Some nationalities or source-of-funds profiles are more heavily reviewed. This is checked at the first review.
